While leaks are certainly bad there can be many other disadvantages to an old or damaged roof including structural damage and higher-than-necessary heating and cooling costs. - Roof Age: Most asphalt shingle roofs last typically between 20-25 years. It your roof was installed over one or more layers and it has been around for more then 20 years, then chances good are you need a new roof.
- Shingles Missing: Check to see if all the “tabs” are still safely intact. Missing shingles could be a sign you are in need of a new roof.
- Buckling or Curling Shingles: As shingles pass there life expectancy, we often see a curling or buckling effect. Look at the parts of your home that get the most direct sunlight and check for this. We suggest contacting a roofing company for an inspection if you notice any of these problems.
- Leaks and Visible Cracks: You will need to make your way into your attic to check for this one. If there is any daylight coming through the roof, or any moisture in the insulation, it is a bad sign. Call a roofing contractor immediately.
